Community Improvement: Roof Recoating Project Begins Monday, April 27

Dear Neighbors,

Following up on the updates shared during our April 22 Board meeting, we are pleased to announce the official kickoff of our community-wide roof recoating project.

 

Project Schedule and Strategy The first phase of this initiative begins this Monday, April 27. As this is the first project of its kind for our association, we will be proceeding in the order in which the homes were built.  The roof recoating schedule will be as follows:

Homes will be on a 5-year recoating cycle after this first round.

 

What to Expect

·       Project Timing:  Weather permitting, we plan to recoat 16 homes this Spring.  The remainder will be recoated in the Fall. Project timing is affected by temperature, rain, and wind. If temperatures stay low (meaning below 100 to 105 degrees), we will work with the contractor, Surface Masters Inc., to complete more homes in the Spring.  Conversely, unexpected and prolonged high temperatures might prevent us from completing all 16 homes before Summer. 

 

·      Duration: You will be notified by AAM or a Board member via e-mail or phone call before work is scheduled to begin on your home. The recoating process spans 4 days from preparation to completion, though active work on your roof might not occur every day (e.g. drying time).  As is typical for roofing contractors, crews will start their work at 6:00AM to avoid working in excessive heat. 

 

·       Access: You do not need to be home for the work to be completed. However, please ensure the crew has access to your backyard so they can reach the patio roof.

 

Inspection and Repairs

Earlier this year, AAM conducted a comprehensive drone inspection of all roofs in the community. While no homes showed unusual repair needs at that time, it’s possible that the crews will discover problems that need to be addressed when they begin work on your roof. A standard recoating project like ours covers minor bubble and crack repair.  However, if the crews discover more extensive damage, work will be suspended and you will be contacted to discuss the situation. Please note that such extraordinary repairs remain the responsibility of the homeowner.

 

Funding and Oversight As previously noted, this essential maintenance project is being funded through our reserve accounts to protect your property values and provide clear financial boundaries for community infrastructure.

 

We are excited to see this major project get underway as we continue working to make Adero Villas the gem of Adero Canyon. Thank you for your continued cooperation.
