Informal Community Update: April 22 HOA Board Meeting Highlights

Notice: The following is an informal summary of the discussions held during the HOA Board meeting on April 22, 2026. This communication is provided for informational purposes only to keep residents informed of community progress and does not constitute the official minutes of the Board. All formal actions and policies are governed by the Association’s CC&Rs and the official minutes as recorded by the Board Secretary.

 

 

Dear Neighbors,


Thank you to those who joined our recent call. Since about half of our residents were unable to attend, your Board—Rob, Keith, and Michael—wants to share a summary of the projects currently underway to restore our community’s standards and beauty.

 

Restoring Our Landscape & Infrastructure

Landscaping and irrigation are our top priorities and represent our most significant shared investment.

 

  • Irrigation Audit: We are turning the corner on long-standing reliability issues that have plagued our irrigation system. An audit has identified the specific wiring and valve faults causing system outages, and we expect this technical review to be completed by April 24th.

 

  • Tree Pruning Initiative (May 4 – May 9): To enhance our desert landscape and prepare for monsoon season, 181 trees will be professionally trimmed under the supervision of a certified arborist from Agave Landscaping. This massive undertaking is the first of its kind in our community. Work includes canopy raising to 10 feet and selective thinning to reduce wind resistance. Backyard pruning is available at an individual homeowner's expense and must be coordinated directly with Agave.

 

  • Landscape Refresh: We have begun removing dead plant material, including the problematic Turpentine bushes. A complete community "refresh" project is planned for the fall when planting conditions improve. We will share more information as we approach the fall planting season.

 

  • Turf Resolution: Quality of the grass has been a major concern for years.  We are far along on plans to resolve the situation with artificial turf because we have come to the realization that our soil and shady environment cannot sustain natural grass, no matter how hard we try. The Board is currently evaluating vendor proposals and pursuing financial assistance for the conversion project from Camelot.

 

Clarifying Financial Responsibilities

 

The Board is dedicated to resolving longstanding ambiguities regarding who is responsible for specific maintenance costs.

 

  • Roof Recoats Approved: In a major step toward clarity, the Board approved the community's first home roof recoating project. Homes built between 2017 and 2020 will be treated first, with a goal of completing 32 homes this year. Reserve funds will cover the project cost.

 

  • The Maintenance Guide: We are working with our attorney to finalize a "Maintenance Guide" that clarifies responsibility for repair, replace, and maintain items including but not limited to roofs, stucco, paint, and driveways.  This has been a tedious project, as it involves interpretation of the CC&Rs' dense legal language.  We are targeting the end of May for project completion. 

 

  • Proposed CC&R Amendment: As documented in the meeting agenda, we are proposing an amendment to Section 8.2.2 of the CC&Rs to align with our current landscaping scope. This CC&R change would formally extend maintenance services to the back of side yards while clarifying that areas beyond the back fence remain the homeowner's responsibility. Revising this CC&R language will enable us to give Agave clear direction on their scope of work.  You should have already received an e-mail from AAM with homeowner voting instructions.

 

New Community Website & Next Steps

  • Our new community website is live! All residents listed on our community mailing list should have already received an e-mail invitation to join the site. If you did not, please visit aderovillas.com to submit a website access request. The website contains a resident directory, community blog, neighbor chat page, community documents, a link to AAM, and a portal to correspond directly and confidentially with the Board. If you find your e-mail invitation in your SPAM folder, please mark the message as “not junk” to safely receive future communications from our BOD@AderoVillas.com e-mail address.  

 

  • Special Meeting (May 6): Please mark your calendar for a Special Meeting of the community members on May 6 at 5:00 PM to vote on the proposed CC&R amendment discussed above.

 

The Board remains committed to restoring our community’s beauty with a sense of urgency, applying financial rigor to every decision, and maintaining complete transparency in our efforts. Thank you for your support as we work to make our community the gem of Adero Canyon.
