March 16, 2026 BOD Letter to Adero Villas Residents

Dear Neighbors,
Since being installed on February 3rd, your new Board of Directors has been working diligently to transition the governance of Parcel 8 into a homeowner-led association. We want to thank you for your patience during this period as we "get our arms around" the long-standing issues facing our community.
We are writing today to provide a status update on our progress and to invite you into the conversation as we shape the future of our neighborhood.
Our Current Focus
The Board is currently deep in the "discovery phase" of our transition. We have engaged our Association Attorney to help us interpret and clarify several complex, long-standing issues within our governing documents. This includes consideration of how to approach situations involving roofs, stucco, landscaping, etc. Our goal is to replace past ambiguity with clear, written policies that protect our property values and ensure financial solvency.
Navigating Administrative Challenges
We understand that many of you have experienced frustrations regarding inadequate communication and resolution with questions you have raised to AAM, our property management company. Just last week, we were all surprised by AAM’s late communication to homeowners regarding changes to the monthly HOA fee billing process. We share these frustrations and we are working with AAM to deliver the level of service you expect. Secondly, one of our primary hurdles has been the delay by AAM in splitting Parcel 8’s financial records from the Master Toll Association. Their new target date for delivering this information to us is the end of March.
This separation is critical for us to have a 100% accurate view of our Reserve Fund and operating budget. While this administrative delay has slowed our timeline on certain decisions, please rest assured that we are pushing for a resolution daily so we can move forward with a clear financial picture.
Save the Date: Community Town Hall
We expect to be able to share some tangible progress with you by mid next month. In the next week or so, AAM will send you a Parcel 8 Board of Directors meeting invitation. Similar to community meetings held prior to the transition, this will be a virtual meeting conducted on Zoom. The tentative meeting date is April 16th.
Last but not least… We are proud to announce that we have started working on an internal community website. We have acquired www.aderovillas.com, which will become the new landing page for our community. This will provide useful information including updates, contact forms, and an opt-in for communication. The website is not fully functional yet, but we wanted to share what has been happening behind the scenes. We will send an announcement once the site is live and will provide instructions on how to opt in to your communication preferences. You will also be able to submit information to be posted on the site in the form of a blog.
We all love our community and are in this transition together. Our collective goal is to maintain the high standards, curb appeal, and friendly atmosphere that make the Adero Villas such a wonderful place to live. We look forward to seeing you (virtually) next month.
